1. Case Background
The demo environment is a multi-story office building, with one floor selected as the retrofit scope. This floor contains an open office area, meeting rooms, and an equipment room. The original HVAC and lighting were managed independently by field controllers; environmental comfort relied on manual adjustment; and electricity usage could only be summarized from monthly meter readings, with no way to view it by area.
There are three retrofit goals: first, connect the floor's environmental sensors, smart meters, and air-conditioning and lighting circuits to the platform in a unified way for centralized monitoring; second, establish automatic linkage between CO₂ concentration, room temperature, and the fresh-air and air-conditioning systems to reduce manual intervention; third, use dashboards and the mobile app to let operations staff grasp the floor's operating status at any time and trace historical data. The demo environment is not large, but it covers the typical chain of the building solution, and the access and configuration methods can be replicated directly to larger scopes.
2. Solution Implementation
2.1. Device Access
Field devices were connected in batches by type: temperature-humidity and CO₂ sensors and smart meters were collected by the edge gateway over Modbus; air-conditioning and lighting circuits kept their original field controllers, with the gateway tapping into their communication interfaces in bypass mode. Upward, the gateway reports data over MQTT to the locally deployed FastBee platform, which is deployed entirely on-premises on a server in the building, so data never leaves the intranet.
For access order, the sensor reporting path was brought up first, then meter metering, and finally the control channels for air conditioning and lighting. At each step, the round trip of property reporting and control commands was verified on the platform before moving on to the next batch.
2.2. Thing Model Configuration
Products and thing models were created for each device type: environmental sensors define properties such as temperature, humidity, and CO₂ concentration; meters define properties such as voltage, current, power, and cumulative electricity; air conditioning defines methods such as power on/off, mode, and setpoint temperature, plus fault events. Devices of the same type reuse the same product model, so when new points are added later only device registration is needed, with no repeated modeling.
2.3. Linkage Configuration
Three types of scene linkage were configured according to operational needs:
- Air quality linkage: When CO₂ concentration in the open office area exceeds the threshold, fresh air is turned on automatically, and turned off with a delay after it falls back into the normal range, avoiding frequent start/stop;
- Temperature linkage: When room temperature deviates from the set range, air conditioning is adjusted in coordination, and scheduled tasks automatically switch to energy-saving operation during non-working hours;
- Lighting linkage: When public-area lighting is detected as on in the evening, a reminder is pushed to duty staff, who can turn it off remotely with one tap.
Alarm rules were configured at the same time: conditions such as device offline and abnormal power consumption trigger notifications with records retained. For the orchestration method of linkage rules, see Rule Engine and Scene Linkage.
3. Feature Showcase
3.1. Monitoring Dashboard
A floor monitoring dashboard was built for the control duty area, presenting in real time the temperature, humidity, and CO₂ concentration of each zone, sub-metered energy trends, device online status, and current alarms. Duty staff can grasp the floor's operating status on one screen, and abnormal points can be located directly to specific devices.
3.2. Mobile App
Operations staff view real-time device status and historical curves from the mobile app, receive alarm pushes, and perform remote switching and temperature adjustment while away. Devices can be shared with multiple managers, with view and control permissions assigned by role.
3.3. Video Linkage
Cameras in the floor's public areas are connected to the platform over GB28181. When an alarm is triggered, the live feed of the corresponding area can be pulled up directly on the dashboard to help assess the situation on site.
4. Operating Results
After going live, the demo environment has been running continuously, with overall results in three areas:
- More stable environmental quality: CO₂ and temperature are maintained automatically by linkage policies, no longer relying on manual patrol adjustment, and comfort feedback in meeting rooms and office areas has improved noticeably;
- Locatable energy consumption: Sub-metering refines electricity usage from a "monthly total" into curves by area and time period, allowing abnormal loads during non-working hours to be discovered and handled;
- Easier operations and maintenance: Device online status and alarms are presented centrally on the dashboard and mobile app, turning patrols from scheduled on-site visits into on-demand responses. Historical data can be traced at any time, supporting monthly operations reviews.
The access methods and configuration approach of this demo chain are the same as for larger building projects; the differences are mainly in on-site construction volume and device count. Device models, linkage rules, and dashboard layouts on the platform side are all reusable.
5. FAQ
What types of devices were connected in the demo environment?
Three types of devices were connected: environmental sensors (temperature and humidity, CO₂), smart meters for sub-metering, and air-conditioning and lighting circuits. Cameras were connected over GB28181 for video linkage. Sensors and meters are collected by the gateway over Modbus; air conditioning and lighting tap into the original controllers in bypass mode; everything reports upward to the platform uniformly over MQTT.
Is it troublesome to change linkage rules?
No. Linkage rules are configured visually in the platform's Scene Linkage feature; adjusting thresholds, start/stop conditions, or notification targets requires no changes to field devices. The multiple policy adjustments during the demo all took effect immediately after online modification. For the orchestration approach, see Rule Engine and Scene Linkage.
Can this demo be replicated directly to an entire building?
Yes. The demo environment covers the complete chain of sensors, metering, HVAC and lighting control, and video linkage. Device models, linkage rules, and dashboard layouts are all reusable on the platform side; scaling to an entire building mainly means adding gateways and device points, with the same access procedure.
